A gradual change is being noticed in the residential property market, slight but indicative of future developments.

Interest in the more attractive properties has not waned, but the panic to secure them has reduced somewhat.

Offers of the full price are still being received and agreed, but there are fewer situations where sealed bids of ‘last and final offers’ are needed.

This change brings about the need for a modification in the attitude of some vendors (sellers) who should be considering these full price offers earlier and not hold out in the hope of better. The consequences of not accepting this, will be to miss out on sales to sound purchasers, who if kept waiting, may well go elsewhere. The end result is vendors having to subsequently accept lower offers, to secure a necessary sale.

The recommendation therefore, is to employ a good Agent and then to take their considered advice and be guided by their experience.
