Importantly, they hold a database of people looking for property in their locality. These can be persons with properties already sold or even, no property to sell. Some may have been disappointed in trying to secure a property and will enthusiastically embrace the availability of something similar.
A good local Agent will hold a ‘Hot List’ of such house seekers, who can be given a priority to view the property, before it is released onto the open market. This is beneficial to all, securing an early sale at the best price, as they will not know how much competition will be forthcoming from the overall market.
