Some Estate Agencies will only agree to put forward an offer for a property, if you take advice (and subsequently take up the mortgage offer) using their in-house mortgage adviser. This is known as ‘conditional selling’. This is both morally dubious and in fact illegal, as per the 1979 Estate Agents Act, but unfortunately the Government have shown no willingness to enforce this.
We refer our Client Sellers and their Buyers to an independent financial advisor (IFA) who has access to ‘all of the market’ and will give advice and guidance without any charge or conditions. Kelvin Francis will also submit your offer without delay, acceptance being confirmed when mortgage availability is approved.
Also, we are happy for you to buy any property from wherever you decide, and to take the mortgage with you.
